Complementing the BLUEBARN Theatre next door, Boxcar 10 is the mixed-use commercial component of a new arts hub in a rapidly changing district near downtown Omaha. Min | Day created a master plan, including a public open space, and designed both the theatre and the mixed use building. Three related projects share an integrated half-block to transform the relationship of cultural facilities and public / private space towards a collective urbanism.

 

Boxcar 10 is a 10,000 square foot building containing a ground-floor restaurant and 3 open loft-apartments with spectacular city views. Private parking behind the compact building extends along the southern edge of the Blue Barn Theatre and the Green in the City open space. Ground floor materials continue the weathering steel theme established by the Blue Barn Theatre with white and black burnished block on the alley and parking elevations. Above the plinth established by the Blue Barn and the Boxcar 10 restaurant sits a mute black box that contains the 3 apartments. Each apartment features a bright orange-red cut-out balcony that animates the black cube. Public spaces in the interior continue the black, gray and red-orange theme. The black cube of Boxcar 10 is identical in proportion to the black box void of the theatre contained within the adjacent building.
